Calgary Real estate appraisal services, or more succinctly, real property valuation, is the process of developing an opinion of value, for real property.

The formal expression of value is intended to be relied upon by identified parties and for which the appraiser assumes responsibility.

Real estate transactions often require appraisals because they occur infrequently and every property is unique. This product differentiation and lack of frequent trading means that specialist qualified real estate appraisers are needed to advise on the value of a property. The real estate appraiser usually provides a written report on this value to his or her client.

Real Estate Appraisal reports form the basis for mortgage loans, settling estates, expropriation and litigation, asset separation including divorces, and taxation. Sometimes an appraisal report is used to establish a listing or sale price for a property.

Most countries or regions require that appraisal services be done by a licensed or certified appraiser. Calgary appraisal services licensing is governed by The Real Estate Council of Alberta (RECA).

A real estate appraisal report can be completed to develop different types of value. Most commonly, a real estate appraisal is sought to determine the current market value of a property. However, market value estimates can also be sought retrospectively (at some time in the past) or prospectively (at some time in the future).

There can be differences between what the property is really worth (market value) and what the cost to buy it (price) is. A price paid might not represent that property’s market value.

Commonly, this type of value is the standard of value in bankruptcy or foreclosure proceedings. It assumes a seller who is compelled to sell after an exposure period that is less than the market-normal time frame.

Life Estate Valuations:

A life estate is a unique type of partial interest. In this form of estate, a designated beneficiary, the life tenant has the right to use and occupy a parcel of real estate for the duration of his or her life.

The life tenant generally enjoys this right without any obligation to pay rent, but typically he or she must maintain the property and pay all applicable liens and taxes.

The owner of a real property encumbered by a life estate Is called the remainderman; he or she enjoys the remaining rights to the property once the life tenant is deceased.

The value of each interest can be estimated by the real estate appraiser.
