Our real estate appraisals are conducted by highly-trained professionals who are licensed in Alberta and certified to determine the value of real property fairly, objectively and without bias.

While no real estate appraiser is infallible, the opinion of the value developed for your property is formed utilizing rigorous training, numerous tests, years or decades of on-the-job experience and required continuing education.

Our real estate appraisers are required to substantiate every finding in their appraisal reports that could influence a property’s value. Real estate appraisers are heavily regulated. The consequences of issuing deliberately misleading or biased reports can be severe, so our real estate appraisers work hard to remain impartial and keep personal value judgments and prejudices out of their work.

Our real estate appraisers are trained to deflect any attempt to influence the real estate appraisal or value opinion, remaining independent, impartial and objective. The appraiser has the sole responsibility for the analyses, opinions, and conclusions contained in the real estate appraisal.

Real Estate Appraiser Independence

Real Estate Appraiser independence is a critical element in the real estate appraisal process. This independence is intended to protect the client and intended users of any appraisal report and to further enhance the public trust in the real estate appraisal profession.

Credible real estate appraisals clearly identify the property appraised, the scope of work performed by the real estate appraiser, the client and other intended users, and the intended use of the report. The appraisal report must include the definition of value (e.g., market value), the effective date of value, the subject property’s relevant characteristics, and outline and fulfill any other special instructions from the client or intended user(s).

A credible real estate appraisal must comply with professional standards such as the Uniform Standards of Professional Appraisal Practice and all regulatory requirements including Alberta’s Real Estate Act Rules and licensing procedures as regulated by the Real Estate Council of Alberta.

Randy, born in a remote town of Northern Saskatchewan, has always been a visionary and innovator. Upon graduating High School, Randy traveled to Saskatoon, where he attended the Kelsey Institute of Applied Arts and Sciences (now Saskatchewan Polytechnic) and studied Mechanical Engineering.

Upon Graduation, Randy moved to Alberta and has called both Edmonton and Calgary home. 

After permanently relocating to Calgary, Randy pursued his Residential Appraisal Designation and has since been qualified to complete Residential, Commercial, and Rural Appraisals, as well as Appraisal Review Certification.

Randy continues to work out of his Calgary based office, Benchmark Real Estate Appraisals, completing a variety of appraisal types. He also continues to be involved in the political processes of legislation, regulations, rules, and bylaws of Federal, Provincial, Municipal, and Associational affairs.
